Compliance Policy
This policy describes the main controls used by The Upgrade Authority in its property services. The rules that apply depend on the service, the type of occupation and the part of the United Kingdom in which the property is located.
Current Memberships
The Upgrade Authority is a member of the Property Redress Scheme under membership number PRS040906. The current certificate is valid until 26 July 2027 and can be viewed here.
We are also a member of Client Money Protect under membership number CMP012121. The current certificate is valid until 27 July 2027 and can be viewed here. More information is available on our Client Money Protection page.
Equal Treatment
We do not make service or tenancy decisions because of age, disability, gender reassignment, marriage or civil partnership, pregnancy or maternity, race, religion or belief, sex or sexual orientation. We also do not reject an applicant simply because they have children, are a single parent or receive benefits. Any affordability or suitability assessment must use relevant evidence and the same stated criteria for comparable applicants.
Money Laundering Checks
Under the Money Laundering Regulations 2017 as amended, regulated letting agency work includes qualifying instructions that result in a letting for a term of at least one month at a monthly rent of £10,000 or more. Where our work falls within that definition, we carry out risk based customer due diligence on the landlord and tenant, and on relevant beneficial owners or authorised representatives.
Checks may include identity, address, ownership, authority to act and the source of funds where the risk requires it. Relevant records are generally kept for five years from the end of the business relationship or completion of the transaction, subject to any longer legal requirement.
Electronic Verification
We may use Experian or another identity verification provider where a check is needed. An identity check is not a credit application and should not affect your credit score. We explain the information required and the reason for the check when it applies.
Referral Fees and Contractor Charges
If we receive a referral fee for introducing a third party, we tell you before you decide whether to use that provider. You remain free to choose another provider. If a contractor service arranged through us includes our own charge or margin, the price presented to you includes it and the applicable agreement explains the basis of the charge.
