Property is full of data, but that does not mean it is full of evidence. Records sit in different places. Market snapshots lose their date. Headline numbers arrive without a definition, and confident charts often hide the gaps underneath them. We wanted something better, so we built Upgraded Intelligence.

A research studio with one job

Upgraded Intelligence is the property evidence and research studio of The Upgrade Authority. Its job is to connect official records with dated observations of the market, then publish the method and uncertainty with the result. It has its own identity because research needs a clear home, separate from the commercial claims of an operating business.

That separation matters. Upgraded PM manages real properties and makes real operating decisions. Upgraded Intelligence publishes the evidence layer those decisions can draw from. One applies the work. The other preserves the definitions, dates and chain of custody behind it.

What is already published

This is not a holding page for a future idea. The first release contains 249,815,084 rows loaded from nine registered official sources, alongside 11,083,904 dated rental observations. The public research register already contains 11 outputs across national atlases, coverage audits, recurring indices, local market briefs and technical methods.

The UK Property Evidence Atlas shows the national evidence base and where its boundaries differ. The Rental Observation Coverage Audit explains what the public observation layer contains and what it cannot claim. Every material output has a stable publication code, evidence date, version, analytical unit and citation.

The map is evidence, not decoration

The national map lets anyone inspect where observed rental evidence is concentrated. Sparse areas remain visible instead of being filled with invented precision. That sounds like a small design choice, but it captures the whole philosophy: missing evidence should look missing. An estimate should look like an estimate. An observation should retain the date on which it was observed.

Public releases are aggregated deliberately. They show markets, coverage and evidence quality without exposing private collection systems or individual property records. Credibility does not require publishing every internal mechanism. It requires being precise about the public claim and giving another person enough information to inspect it.

How the group fits together

The Upgrade Authority is building a group in which each platform has a clear job. Upgraded PM is the operating business for property management. TUA Stays is being built for guests and direct bookings. Upgraded OS is the software that coordinates property operations. Upgraded Intelligence is the evidence and research layer.

The relationship is useful in both directions. Running a property business keeps the research grounded in questions that owners and operators actually face. A dedicated research standard stops operational experience from being dressed up as universal fact. The group gets stronger because the jobs are connected, but not confused.

What comes next

The public programme will grow across long lets, short stays, sales, planning, energy, place and risk. New releases will be added to the same publication register, with stable identities and visible corrections. The aim is not to publish the most charts. It is to build a body of property evidence that becomes more useful without pretending to become more certain than it is.
